Many people are attracted to the larger homes on generous lots built in the last 20 years in South Livermore. Offering commute ease to the Silicon Valley, shopping, wine country, parks/trails and stand-out neighborhood schools, demand has been growing tremendously. South Livermore has only eight homes over 3,000 sf available as March 8, 2015–all above one million. Since the new year, three of four listings are pending sales over a million and only two sales have closed, each one million and 1.5+M. Late winter has proven tough for buyers to acquire a residence in the neighborhoods they desire due to the lack of sellers. The next three months should see inventory slightly increase but sales prices should remain strong with prevailing economic production and consumer confidence numbers climbing. Buyers should strongly consider using the advantage of working with a hyper-local agent that has the opportunity to know before South Livermore homes are listed and sellers should consider this a window of time to profit, especially when considering selling and relocating out of the area to less-frenzied market(s).
